Real estate due diligence is an important part of the real estate purchase process.
Before acquiring an immovable property in Thailand, property investors should perform a proper safety check to safeguard their interests against unforeseen legal risks that may arise, such as eviction issues, restrictions on land use, or restrictions on building construction.
At Antares, our experienced professionals can conduct an extensive real estate due diligence.

Investigate the title deed to determine the title history, if there are registered any land transfers, mortgages, encumbrances, leases, superficies or other real rights
Investigate other land documents, such as the development license, the construction permits, the Initial Environmental Examination (IEE) report, the construction plans, the records regarding the number of parking spaces
Investigate the site to determine if the property has access or not to a public road, public utilities and grid connection, if the boundaries are clear and in accordance to the title deed, who are the owners of the neighboring properties, what are the local zoning ordinances
Investigate the local court records to determine if the seller or developer is involved or not in any court litigation filled by other buyers or has been declared bankrupt
After completion of the real estate due diligence, we will prepare a comprehensive due diligence report and a legal opinion for your reference, so you can make clear investment decisions in Thailand.
